DESIGN AND CONSTRUCTION METHOD SUGGESTION FOR MULTI-PURPOSE COMMERCIAL BUILDINGS WITHOUT USER AND FUNCTION DEFINITION IN REAL ESTATE DEVELOPMENT PROCESS

The architectural environment is also affected by the rapid development and change process of our era. From the past to
the present, there are many buildings that begin their life with a single function but have lost their function over time
and are being re-functioned. However, in the valuable areas of the city, there are also some types of buildings for rent
that begin their lives with a commercial function and without a defined user. These buildings are designed and
constructed for a possible user and possible types of commercial functions. In both cases, it is important in terms of
sustainable architectural practice that these buildings can adapt to changing conditions over time. In this study, a
method has been developed for buildings which are designed and constructed without a defined commercial function
and a user. In the light of this method, two different buildings in Kayseri which were designed and constructed by the
writer of the article have been examined. The common feature of these buildings is that they are designed in two
different building plots, which are defined as commercial functions in zoning legislation but whose type of commercial
use is not specified. Bothof them were designed as flexible, adaptable, multipurpose leasable buildings in the design
process. Two buildings’, that started the licensing and construction processes as a shopping function but were refunctioned as private health and private education buildings, design and construction processes were assessed. Problems
in the processes have been identified and solution recommendations have been developed.
